Legal Compliance
Landlords in England are subject to a wide range of legal obligations. The following is a summary of the key requirements — this is not exhaustive and legislation changes regularly. We advise all landlords to seek professional guidance.
- Energy Performance Certificate (EPC) — minimum rating E required for new tenancies
- Annual Gas Safety Certificate (CP12) — mandatory for all properties with gas appliances
- Electrical Installation Condition Report (EICR) — required every five years
- Smoke alarms on every floor and carbon monoxide alarms in rooms with solid fuel appliances
- Right to Rent checks for all adult occupants before tenancy commencement
- Deposit protection with a government-approved scheme within 30 days of receipt
- HMO licensing where the property meets the criteria for a House in Multiple Occupation
- Legionella risk assessment — recommended for all rental properties
Deposit Protection
All tenant deposits we hold are protected with the Tenancy Deposit Scheme (TDS), a government-authorised deposit protection scheme. Your deposit is safeguarded throughout your tenancy and returned fairly at the end.
Redress Scheme
We are members of the Property Redress Scheme (PRS). If you have a complaint that we have not been able to resolve, you can refer it to them directly. Details of our complaints procedure are available on request.
NRLA Membership
We are proud members of the National Residential Landlords Association (NRLA), the UK's largest membership organisation for private residential landlords. Membership demonstrates our commitment to professional standards and best practice in property management.
